Air Duct Cleaning FAQ — San Jose, CA
Common questions from homeowners in San Jose and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
How often do ducts in a San Jose house really need cleaning?
Most homes here land somewhere around every three to five years. The reason is local: near-zero summer rainfall means airborne dust never gets washed down, so it stays suspended for months and your return keeps pulling it in. Add a cooling season that runs May through October and your blower moves air far more hours than a system in a cold-winter climate. If you've had remodeling, a new pet, or you can see fuzz on the supply grilles, don't wait for the calendar.

What does a full duct cleaning look like from the first knock to the last grille?
We start at the equipment, not the vents. A tech pulls the blower panel, looks at the coil and the return drop, and figures out whether you've got rigid sheet metal trunk-and-branch in the attic or flex runs off a plenum. Then we hook a negative-air machine to the trunk, seal every register, and work room by room with rotary brushes and whips so the debris travels toward the vacuum instead of into your hallway. We finish by cleaning the blower compartment and the return box, then walk you through before-and-after photos of the inside of the duct.

How much of my day does this take?
A single-story postwar ranch with eight or ten registers usually runs two to four hours. Condos and townhomes built in the 2000s take less, since the air handler is compact and the duct runs are short. Two-zone homes, long attic trunk lines, or returns that have never been opened push it toward a full day. We give you a time window when we see the system, not before.

Why would my neighbor's bill be different from mine?
Register count is the biggest driver, followed by how many separate systems feed the house. Attic-mounted furnaces in 1950s–1970s tract homes often sit in tight, low-clearance spaces that take longer to reach and work in. Flex duct from the 1980s–2000s wave has to be handled more gently than rigid sheet metal, which adds time. A coil caked shut, a crushed return, or a disconnected run in the attic also changes the scope. We'd rather show you that on camera and talk it through than surprise you later.

Will my living room be torn apart and dusty when you leave?
No. We put down drop cloths at the equipment and at every register we open, and the vacuum stays under negative pressure the whole time so dirt goes out the hose. We may slide a chair or a nightstand a couple of feet to reach a grille, and we put it back. Heavy furniture, electronics, and anything fragile we leave alone and ask you to clear if it's blocking a vent. If dust ends up somewhere it shouldn't, we clean it before we pack up.

My airflow is bad and the laundry takes forever. Which system is the problem?
Look at where the symptom shows up. If clothes come out damp, the dryer is hot to the touch, or the laundry room feels humid, that's the dryer vent and it's a separate duct entirely. If rooms heat unevenly, registers feel weak across the house, or the system short-cycles, that's the HVAC side. Both can be true at once in a slab-on-grade ranch where the dryer vent runs a long way through the attic. We inspect both while we're there and tell you which one is actually costing you.

What happens if you find mold inside the system?
We stop and show you. Most of what people call mold in Santa Clara Valley homes turns out to be dust bonded to condensation near the evaporator coil or at a poorly sealed return, and that cleans up. Real growth usually traces back to a moisture source, like a drain pan backing up or flex duct sweating in a hot attic, and cleaning alone won't fix it. We'll clean what's cleanable, point you at the moisture cause, and tell you honestly when the job needs remediation or a section of duct replaced instead.

Does a fresh filter go in before you leave?
Yes, as part of the visit. Putting a loaded filter back into a system we just cleaned makes no sense. We carry common sizes for Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment, and we check that the one you've been using isn't too restrictive for your blower, which is a common problem in older attic furnaces. If your filter is an odd size or a sealed media cabinet, we'll tell you the exact part to order.

Could you get a truck here today?
Often, yes. We hold open slots each day, and cancellations free up more. Summer afternoons are the tightest stretch, since that's when systems run hardest in 90s°F heat and calls stack up. Phone us early and tell us your cross streets. If today is genuinely full, we'll usually have something tomorrow morning.

Which neighborhoods and towns do you cover?
San Jose and the surrounding Santa Clara Valley floor at the south end of San Francisco Bay, from the Santa Cruz Mountains on the west to the Diablo Range on the east. That covers the 1950s–1970s tract ranch neighborhoods built over former orchard land, the 1980s–2000s subdivisions with flex duct, and the newer infill condos and townhomes downtown. If you're near the edge of that area, call and ask. We'll tell you straight whether we can get to you.
