What a loaded coil actually costs you

An evaporator coil fouls from the leaving-air face first, where you cannot see it. Airflow drops. The coil runs colder, then ices. Meltwater overwhelms the pan, and in San Jose that pan usually sits in an attic above a bedroom ceiling. The compressor is the expensive part. It runs long, hot cycles trying to meet a thermostat it can no longer reach. Waiting turns a cleaning into a ceiling repair or a system replacement.

Most of the dust gets there one way. Cleaning means pulling panels, sometimes cutting and re-sealing an access opening in the plenum. Fins get a pH-neutral cleaner, light agitation, rinse, drain line cleared. Microchannel condensers are rinsed only, never brushed.

Renovated older homes are the hard cases. Drywall dust that entered during a remodel cements into the wet fins. If the coil is also leaking refrigerant, we say so rather than wash it.
